Benefits to getting a RICS Level 3 Survey
An RICS Home Survey – Level 3 (formerly called a Building Survey) is the most comprehensive type of report we can provide. This type of survey is most suited for older properties, properties which are in need of refurbishment, of non-traditional construction such as a flint contact or a large investment. In line with the time required of the surveyor, this is the most expensive type of report.
In accordance with the RICS Home Survey Standard, the surveyor will carry out a comprehensive inspection of the property both internally and externally. The surveyor uses their training and experience to identify both major and minor defects. Although all surveys are non-destructive, the surveyor will open all available doors and windows. They would inspect the roof space and floor void (if access is readily available).
Report
Your Report
When generating your report, the surveyor will implement the traffic light system to grade any defect noted. This can be interpreted as:
Condition Rating 1 (green): no defects noted and the element should be maintained in the normal fashion.
Condition Rating 2 (amber): the surveyor has noted a defect which is not considered to be significant or urgent, so can be dealt with in due course. An example of this is where damp has been detected but the surveyor has identified this is due to a blocked gutter to relatively easy and cheap to repair.
Condition Rating 3 (red): a defect has been detected which is either a health and safety risk or requires further investigation. An example would be where the surveyor detects significant damp and was unable to identify the cause. In this instance, we would recommend having a damp and timber report undertaken.

The report will be prepared without the addition of a Market Value or reinstatement valuation (rebuild cost), however we are able to do so upon request.
The surveyor will carry out a comprehensive survey of the grounds and outbuildings, together with any garages. Our report will provide issues to be highlighted to your legal advisor and it is always recommended you pass them a copy.
It usually takes circa 5 working days to produce the report post inspection however, as part of our service, the surveyor will call you the day after inspection to give initial feedback so there are no nasty surprises when receiving your fully completed report.
